Hey there,

I am trying to search opinions of people living in The Gardens but I cannot find a lot of recent messages about this area. Most people talk about Discovery Garden wich is not interesting for me because of all these shared appartments.

How is the life in The Gardens? I can already see that parking is an issue since they are not fully shaded.

How much are the monthly charges (including Dewa and cooling) for a 2 bedroom?

As I understand these appartment in The Gardens does not belong to private landlords but to Nakheel who rent them to individuals? I am right?

yeah you got the Nakheel thing right, they own most units there so it's a landlord monopoly basically. good side is they're somewhat consistent with maintenance, bad side is getting them to actually do anything takes forever sometimes. i had a friend in a 2bed there who waited 3 weeks for an AC fix in august, not fun

the parking thing is worse than you think honestly. even the covered spots get super hot because the buildings don't shade them properly. if you're on the ground floor you might get lucky with a spot near the entrance but otherwise expect to walk a bit in 45 degree heat

one thing nobody mentions is the noise from the tram. if you're in a unit facing the tracks you'll hear it every 10 minutes, especially at night when everything else is quiet. try to get a garden-facing unit instead, those are way more peaceful

for monthly costs, factor in around 1200-1500 for dewa + cooling combined in summer, maybe half that in winter. the service charge is separate and non-negotiable since it's all nakheel. the community pool and gym are decent but get packed on weekends

You're right that The Gardens is different from Discovery Gardens. The units there are mostly direct from Nakheel as leasehold, so you're dealing with the master developer rather than individual landlords. That can be good for consistency but annoying if you need something fixed fast.

For a 2 bedroom, expect around 7,000 to 9,000 AED annually for service charges alone, plus DEWA which runs about 500 to 800 a month depending on the season. Cooling is districted through Empower, and in summer that bill can hit 1,000 to 1,500 monthly. The lack of shaded parking is a real drag, especially July through September when your car interior gets brutal.

The area itself is quiet and family oriented, with decent access to Ibn Battuta Mall and the metro. You don't get the nightlife or restaurant density of Marina or JLT, but the tradeoff is less noise and traffic. If you work in Media City or the Marina, the commute is manageable, maybe 15 to 20 minutes outside peak hours.

Pros: Luxury, amazing views, generally top-notch amenities. Cons: Pricey AF, possibly a bit sterile/removed from the "real" Dubai. It's like living in a beautiful, expensive, slightly soulless bubble.

Dubai/Sharjah Road Scam?

I helped a guy stranded on the ring road, gave him a ride to Ras Al Khaima after he claimed to have lost his wallet. Turns out he was fine, just jumped out and vanished. Did I get played? damn u basically did a free taxi run to rak. thing is they usually target cars with a single guy driving & look for dubai plates so u look like u got somewhere to be. best move is roll ur window down like two inches, say u already called the cops for them & keep moving, dont even unlock the door

yeah that's a known one on e311 & the sharjah ring road, usually they wave you down near the adnoc or before the rta cameras claiming wallet got lifted. classic play is they ask for a lift to the next emirate then bail once you slow down, sometimes a second guy on a bike is tracking you. next time just call 999 or drop them at the nearest police point, don't let anyone in your car off the highway ngl

The RAK route is the tell. No one genuinely stranded on the ring road needs to get all the way to Ras Al Khaimah, that's a 90 minute drive. These guys work in pairs and the second car picks them up after they hop out, usually somewhere past the Al Sajaa junction or near the ADNOC on E311. If it happens again, tell them you'll drive them to the nearest police station and watch how fast the story changes.
