if you're worried, just check the google maps satellite view, you can see the actual roofline and the pool shape matches the pics. also, the road to get there is a bumpy dirt track off the federal highway, so if you're renting a tiny car you might hate life. book through a local agency like "playa rentals" instead of the big sites, they'll give u a straight answer on availability and recent stays. and honestly, the lack of noise might be a plus, the neighbors are mostly jungle and the occasional howler monkey, which is way better than a party hostel vibe.

yeah i've actually stayed there, last december with my partner. it's real but the vibe is way more "architect's weekend project" than luxury resort. the staging thing is true, owner's a photographer or something, but the pool water was clean and the view is legit, you can see cozumel on a clear day.

the thing nobody mentions is the wind at night, it howls through those floor to ceiling windows like crazy. if you're a light sleeper bring earplugs. also the shower pressure is weak, idk if that matters to u but it annoyed me more than the lack of reviews tbh.

for groceries, skip puerto aventuras and go to the chedraui in playa instead, it's like 25 min but way better selection and you can grab a proper breakfast at el fogón on the way back. and honestly the dirt road is fine if u have any suv, just don't try it in a smart car

if u want peace of mind, ask the host for the booking confirmation from their airbnb backup listing, they keep one active just for references. that's how i verified it before i went

Arsgan House is real, but it's not exactly a secret. The reason you're not finding much is that it's mostly booked through private rental agencies and word of mouth, not the big platforms. I drove past it once on the road to Xpu-Ha and it's tucked back enough that you'd miss it if you weren't looking. The "too perfect" photos are probably just the owner's habit of staging everything before a shoot, they're a bit obsessive about the property. I'd say go for it, but message them directly on WhatsApp first and ask for recent guest references, they'll send you a few if they're legit. Also, keep in mind the nearest decent grocery is in Puerto Aventuras, about a 15 minute drive, so stock up before you settle in.

my tia subbed there for a semester & said the notebook thing is real but its not about predicting anything. she just recycles the same 5 questions every cycle so by week 3 everyone whos been paying attention already knows whats coming. the actual chaos is the morning shift, kids hopping the fence by the cancha to grab tortas before the 7am bell.

honestly the psychic thing is mostly just kids being dramatic. my neighbor's kid went there and swore she keeps a little notebook with every class's weak spots, like she knows exactly who didnt read the chapter. tbh thats less ESP and more her just paying attention for 20 years. also the lunch chaos is real, that whole stretch near Av. Chac Mool gets nuts around 2pm when everyone spills out.
