Tokyo rent 2026: what are you actually paying?
120k in nakameguro is gone unless u take something old & wooden, i'm paying 138k for a 1ldk off yamate-dori & looking at koenji or higashi-koenji if u want it cheaper
koenji is a solid call but the chuo line gets packed. i'd look one stop past, asagaya, you get way more space for the money & the shotengai is better anyway
yamate-dori side is the premium, go north of the station instead
North of the station makes sense, but the quiet side streets off Komazawa-dori are where the actual value sits, maybe 10 to 15 minutes walk. You lose the convenience but gain a bigger place for the same money. What's your cutoff on walking distance?
i'm at 155k for a 1ldk in meguro proper & honestly the wards further out like nerima or adachi are where u still get decent size for under 100k
Adachi's fine until you factor the commute, two hours a day adds up.

Fair, but the time cost rarely shows up in the rent number people quote.
Nerima works if you're near the Seibu or Toei lines, but the far edges add 40 minutes each way. I'd take Shakujii-koen over the outer bits, you keep the size and still get a decent commute.
tbh the hidden cost is reikin and shikikin, people quote rent only. kanagawa side like kawasaki is prob where the savings actually are now.

weekday mornings r the move now, sat queue starts around 7:40 & the layout killed the old corner table i used to camp at
still opens 7 on sat, got there at 7:10 last month and had my pick of seats. coffee's held up, the layout just made the window counter tighter so it feels busier than it is. go before 8 & ur fine
yeah 7:40 is when it flips, before that ur good
the window counter thing is real but the back room by the washroom stayed quiet when i went at 7:15
Agree on the 7:10 window, though I'd grab the back room by the washroom since the window counter gets cramped once the sun hits.
7:10's the sweet spot, pastries go by 9
Coffee quality hasn't slipped but the pastry case got smaller and the seating is more first-come chaos now.
