i'm in nishi-ogikubo paying 88k for a 28m 1k, five min walk from the station. the trick is looking one stop past the trendy spots, nishi-ogikubo and asagaya have way better value than the names everyone fights over.
asagaya's the real trick, zenpukuji side
Koenji's still doable under 100k if you accept a 25m one-room off the Chuo line, but Otsuka's crept up past 110k for anything near the station.
otsuka prices ease up past shin-otsuka
more like past minami-otsuka tbh
yeah but those 25m rooms are basically shoeboxes
Fair, but a 25m room with a proper shower room and indoor laundry still beats paying 20k more for a 30m place with a unit bath.
Yamanote side of the station is where the 110k starts.
Depends if you count the management fee in that.
that 110k near the station tracks, but walk 8 min toward minami-otsuka and 1LDKs drop to the low 90s. the premium is really just the last 300m to the platform. how far off the chuo line were you counting?

weekday mornings r the move now, sat queue starts around 7:40 & the layout killed the old corner table i used to camp at
still opens 7 on sat, got there at 7:10 last month and had my pick of seats. coffee's held up, the layout just made the window counter tighter so it feels busier than it is. go before 8 & ur fine
yeah 7:40 is when it flips, before that ur good
the window counter thing is real but the back room by the washroom stayed quiet when i went at 7:15
Coffee quality hasn't slipped but the pastry case got smaller and the seating is more first-come chaos now.
