180k in nakameguro is about right honestly, but koenji 1LDKs sit closer to 105k if u walk 8 min from the south exit.
yeah south exit is the move, though those blocks past the shotengai get noisy at night so walk it first
Those south exit blocks are fine but you're paying for the walk, the 1LDKs right by the shotengai run closer to 120k. Look north of the tracks near Zenpukuji and you'll get more space for less.

asagaya station side runs cheaper than koenji for the same 1ldk, the gap shows up once u cross its shotengai
South exit number holds, but add 10k for anything post-2015.
fair but the 10k bump only counts if its got auto-lock and a real separate kitchen, lots of "newer" builds skip both.
Only if it's pre-2010, newer builds push past 130k.
the 105k figure tracks but check the building age, anything post-2015 near the south exit jumps to like 118k. also confirm kanrihi is included, some of those older blocks tack on 8k separate which kills the deal

Morning works, but the rose garden side gets the sun early and the west lawn stays shaded until around eleven, which is better for reading. The teahouse opens at nine if you want somewhere to sit.

The walled one's Rikugien, twenty minutes north.
Weekday after ten it's mostly tour groups anyway, so go right at opening if u want the moss garden to yourself.
Gate's actually off Hongo-dori past the shrine, and the moss garden is free on Tuesdays.
Avoid the azalea festival week, it's packed.
