Tokyo landlord deposit dispute 2026

fmd_goodThe Daily Plate · #deposit #landlord #nakameguro

80,000 yen is right around the small claims threshold, so you could file at the summary court yourself for a few thousand yen in fees. Document the walls now with dated photos and send a formal na容 proof request by content-certified mail.

Kanteisho from a bengoshi, not just photos.

arrow_drop_up 4 arrow_drop_down

Image carolin local ·

summary court filing runs about 1,000 yen in shu印 tax stamps, and the nakameguro landlord has to show up in person, which usually gets them negotiating.

arrow_drop_up 16 arrow_drop_down

Image julia local ·

80k is also under the 600k summary court limit so skip the 少額訴訟 and go 調停 instead, costs less and they still have to show

Image patricia local ·

honestly the na容 proof request is the part people skip, that content-certified mail is your paper trail if it escalates. just keep the receipt, the landlord has to respond or it looks bad later.

Tokyo Bar Association, free 30-minute consult.

arrow_drop_up 4 arrow_drop_down

yeah thats the himawari counter at the bar association, but you need to book early, slots fill up weeks out. the minato chuo chinan kankyo desk is closer for u tho, they mediate deposit stuff for free

arrow_drop_up 2 arrow_drop_down
Image meike local ·

Worth the trip, they actually mediate.

arrow_drop_up 1 arrow_drop_down

The himawari counter moved to the bar association's new Kudanshita office last year, so book the slot online rather than walking in.

bring your tenancy contract and dated photos or they turn you away

Garden entry price in Tokyo 2026: what do locals actually pay?

I keep seeing one price on signs but heard locals might pay less, so what's the real rate I should expect to hand over at the gate?

Image susanna local ·

Common Place is a cafe, not a garden.

arrow_drop_up 4 arrow_drop_down
Image felicitas local ·

yeah it's a cafe. try Kyu-Furukawa instead.

arrow_drop_up 3 arrow_drop_down

Kyu-Furukawa is 150 yen and the teien sits right by the Komagome exit, so it's a cheap add-on.

arrow_drop_up 4 arrow_drop_down

Image kyra local ·

Right, it's a cafe in Daikanyama. If you're after garden gates, the teien at Hama-rikyu runs 300 yen, and Rikugien 400 yen. Locals pay the same on the day, the discount only kicks in with a yearly pass.

arrow_drop_up 2 arrow_drop_down

Image corinna local ·

Fair point, though the garden confusion is easy since Shinjuku Gyoen's 500 yen gate is the one tourists usually mean.

arrow_drop_up 1 arrow_drop_down

Image anna local ·

true, it's a cafe, so if u want an actual garden gate look at Kiyosumi Teien, 150 yen and nobody ever mentions it

arrow_drop_up 4 arrow_drop_down

Image kyra local ·

Koishikawa Korakuen, 300 yen at the gate.
