Deposit dispute with my Tokyo landlord 2026, anyone been through this?

I've got the move-in photos but the agency keeps saying it's normal wear. Wondering if anyone has pushed back on this in 2026 and what actually worked, mediation or just filing with the consumer center?

took mine to tokyo chuo consumer center after 2 months of agency stonewalling, they called once & landlord folded same week

yeah the consumer center call is what does it, mine folded after one call too. did u file online or walk into the Nakameguro shisho?

walked in, counter closes at 4

Same week for me too, filed at the Meguro eki branch office.

meguro eki branch is handy if u're already on the yamanote side, but for nakameguro i'd go to the ward office counter directly since they handle the 住宅相談 paperwork on site. bring ur move-in photos printed, they won't scroll through ur phone

arrow_drop_up 13 arrow_drop_down

2 months is the norm, mine dragged 6 weeks too

arrow_drop_up 14 arrow_drop_down

did u have to show the move-in photos at the first call or did they just take ur word for it

chuo worked for u but i'd start at the 住宅相談 desk at the Meguro ward office first, they put the 原状回復義務の不存在 in writing

arrow_drop_up 1 arrow_drop_down

Before the consumer center, hit the ward's 住宅相談 window; they'll flag that pre-existing stain as 原状回復義務の不存在 in writing.

the 住宅相談 route is solid, they put the 原状回復義務の不存在 in writing which the agency can't just wave off. get that paper before u even call anyone else, it changes the tone fast. just dont expect them to rule on the deposit amount itself

Tokyo rent 2026: what are you actually paying?

I keep hearing rent has jumped again in 2026, but I want real numbers. Is a decent 1LDK still around 120,000 yen in places like Setagaya or Nakano, or has it crept closer to 150,000? Is a decent 1LDK still around 120,000 yen in places like Setagaya or Nakano, or has it crept closer to 150,000? And which areas near good bakeries like Levain are still worth the commute?
