Cheap, clean and nice sharehouses / dormitories in Tokyo?

Do you know any good long-term sharehouses to live as a student? I'm living right now in one but I'm not happy with the people here so...

I know my question might be stupid cuz people move in and move out and all changes with time, but maybe there are dorm/sharehouse companies that have really strict rules about being tidy and stuff? I myself am an extremely neat person.

Maybe you're living in one right now and could recommend me to move there?

look into the bigger operators rather than individual houses, theyre more consistent. oakhouse & borderless house both have cleanliness clauses in the contract & monthly inspections, social residential too tho its pricier. with sharehouses the housemates change every few months anyway so the company culture matters more than who's there rn

if u really want strict, kenshusei or company dorms are another route but most need an affiliation. for pure student ones try the kyoritsu maintenance dorms, they have curfews & shared cleaning rotas

social residential is solid if u can swing the rent, they actually enforce the cleaning rota. but real talk the neatest places i've seen were the small women-only ones in bunkyo & setagaya, operators like gg house or tokyo share house coop, way fewer people so less chaos. downside is most are 女性限定 or have interviews so depends on ur situation

tbh the operator name matters less than the actual house. Oakhouse has like 200 properties and some are spotless while others are a mess, so ask to visit at night on a weekday before you sign. that's when you see who actually does their dishes vs who leaves them in the sink till friday.

one thing nobody mentions, the 2 person sharehouses (they call it "room share" sometimes) tend to stay way cleaner than the big 10+ person ones just cause there's nowhere to hide. rent's higher per head tho, maybe 70-90k in somewhere like Nakano or Koenji.

also check if they charge a cleaning fee on move out, some places hit u with 30k regardless of how tidy you left it.

if u have a costco membership the kirkland thick cut is the move, 4 packs of 500g for around 2500 yen and it crisps up proper in a cold pan. for smaller runs, precce in azabudai hills & the basement at isetan shinjuku both carry imported US & danish brands in the chilled case, just read the label for "thick cut" or "smoked" and not "loin". also worth knowing japanese bacon is often wet-cured so pat it dry before frying or it steams instead of crisping

kaldi coffee farm is hit or miss but their smoked bacon from denmark shows up pretty regular, the 200g pack runs about 600 yen. what actually works better for me is asking the butcher counter at peacock or life to slice the block bacon thick, like 5mm, they do it for free and it crisps way better than the pre-packed stuff. also fwiw cheap bacon crisps faster, the fatty supermarket kind at 300 yen a pack works fine if u cook it from cold in a dry pan and pour off the fat as it renders.

tbh the gyomu super store brand bacon is surprisingly decent for crisping up, its not thick cut but if you cook it low and slow it gets pretty crunchy. the key is the dry cure vs wet cure thing, wet cure steams. also check hanamasa if you have one nearby, they sell big packs of american style bacon thats actually smoked and firm.
