Where do I find apartments to buy in Berlin?

The usual estate platforms The usual estate platforms

the usual platforms work but u gotta set alerts, good listings in pberg or fhain disappear in days. ngl the bigger issue is the market itself, berlin has a huge renter base & a lot of co-ops (genossenschaften) that basically never sell, so supply is thin. if u can wait, watch for erbbaurecht listings, cheaper but u dont own the land

if ur not set on being inside the ring, look at the outer bezirke like spandau or reinickendorf, way more for ur money & the s-bahn still gets u in. i stayed out near köpenick once and honestly the vibe was nice, lots of water & green. just check the grundsteuer + hausgeld before u commit, those can bite

Nobody's mentioned the Teilungserklärung yet and that's the thing that actually bites you here. A lot of Berlin apartment blocks were split up in the 90s and early 2000s, and the declaration can carry stuff like a ban on short-term rentals, restricted balcony use, or a Sonderumlage waiting to happen for roof or facade work. I always pull the Grundbuchauszug and the last three years of Eigentümerversammlung minutes before I even view a place, because a 25 euro Hausgeld line can turn into a five-figure special levy overnight. Also worth knowing that in Altbauten around Prenzlauer Berg and Kreuzberg, the Kaufpreis often hides a sanierungsstau the seller won't volunteer.

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
