4 Year Flat Rental Period - Is This Normal?

I just received a Zeitmietvertrag for a furnished flat.

The rental period is stated as 4 years, but what if I want to move out before that?

There's no mention of a cancellation period.

The contract states: "The tenant is not entitled to sublet the apartment or part of it, to accommodate other people or to otherwise hand it over to a third party without the prior permission of the landlord."

So it's possible that if I want to move away from Berlin, the property owners can refuse a sublet and I'm on the hook for the full contract?

Does anyone have any experience with this?

Thanks a lot.

Yeah, this is a common setup for furnished apartments in Berlin, especially if the landlord is planning to move in themselves after the four years. The law requires a specific reason for a Zeitmietvertrag like that, so you should check if it's stated in the contract. Without a cancellation clause, you're locked in, and the sublet restriction is standard but can really bite you if your plans change.

My advice would be to push back before signing. Ask for a clause that lets you find a qualified Nachmieter to take over the contract if you need to leave early. A lot of landlords will agree to that in Berlin because it protects them from having an empty flat. If they won't budge, I'd walk, four years is a long time to gamble on not needing to move.

Four years is a long time to lock yourself in, especially for a furnished place. In Berlin, Zeitmietverträge are legal if the landlord has a valid reason for the time limit, like planning to use the flat themselves after the period ends. Without a cancellation clause, you're basically stuck for the full term unless you negotiate an opt-out now.

The sublet clause is standard for furnished rentals, but it's also a red flag. If you need to leave early and they refuse a subtenant, you'd be liable for the rent until they find someone new, which could take months. I'd ask for a Kündigungsrecht after the first year to be safe, or at least a written agreement that you can find a replacement tenant.

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
