Hausverwaltung has gone bust - rent payment returned - what now?

What do we do? I realize that we will stay have to the pay the rent at some point but do we just wait for someone to contact us? Do we have any obligations in this situation? How do we deal with things like urgent maintenance?

If your Hausverwaltung was also the one listed on your Mietvertrag as the landlord's representative, check your contract for the landlord's actual name and address. You can sometimes find their contact details on the Grundbuchauszug, but that costs money and takes time. It's often faster to ask neighbors, especially older tenants who might remember who the landlord is from before the Verwaltung took over.

For the money, don't just sit on it. Open a separate savings account if you don't have one, and park the May rent there immediately. When the insolvency administrator gets in touch, they'll tell you where to send it, and you can transfer it in one go. Just make sure the account is in your name and you can show the funds are untouched.

On maintenance, one practical tip: take photos of any damage or issues now, with timestamps. If something breaks later and the administrator tries to blame tenants for neglect, you have proof of the condition. Also, if you have a Hausmeister or caretaker, they often still work during insolvency, they're paid from the estate. Call them directly for urgent stuff, they might have keys and know the building better than anyone.

check ur Nebenkostenabrechnung from last year, the Vermieter name is usually printed on there even if the Verwaltung handled everything else. that's how i found my landlord when my old Verwaltung went under, it was a tiny GmbH that had like 3 properties.

since the payment bounced, the money is still urs, which is good. but dont just wait around for the admin, they can take months. in the meantime, if u have a Mietminderung or any dispute pending, nows the time to document it all, because the admin will inherit those claims and theyre way less flexible than a normal landlord.

one thing nobody said: if ur building has a Hausmeister, they usually know the landlord personally. ask them directly, they might have a private number. also check if ur Verwaltung was part of a bigger group, sometimes the parent company survives and takes over the contracts, that happened to a friend in Neukölln and it was seamless.

idk if anyone mentioned this but check ur Mietvertrag for the "Vermieter" section, sometimes the Hausverwaltung is just a middleman and the actual landlord is a person or a small GmbH. if u find their name, google it, maybe they have a website or phone number that still works, landlords often pop up faster than the insolvency admin does.

for the rent, honestly just park it in a Tagesgeldkonto for now, even if it earns nothing, it shows u didnt spend it. when the admin shows up theyll want proof u have the money ready, so a separate account with a clear balance helps a lot. also keep the original Rückbuchung from ur bank, that's ur receipt that u tried to pay.

one thing nobody said: if u have a Mietkautionskonto, that money is also stuck now. dont try to cancel it or move it, the admin will deal with it, but write down the account details so u dont forget. and for maintenance, if its not urgent, literally do nothing. the admin will do a Rundgang of the building eventually and note stuff, so dont pay for anything unless water is pouring or heat is dead in winter.

also, if ur building has a Hausverwaltung office with a physical address, walk by once. sometimes theres a note on the door from the Insolvenzverwalter with a phone number, tenants miss that all

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
