Does CONNY GmbH charge 2/3 as commission for the tenant saving?

The commission is a one-time saving for 6 months (including VAT). But I also heard that in some cases, they charge 2/3 as commission for the tenant's savings.

On their website this was mentioned:

On their website this was mentioned:

If a tenant saving is achieved before the time of the first complaint by CONNY, we will additionally charge 2/3 as commission for the tenant saving that was achieved before the first complaint was sent. This is possible due to the tightening of the rent control since 01.04.2020 or due to your own complaint, which was sent by CONNY before the assignment.

Does anyone have an idea what does it mean?

yeah so that clause is basically about timing. if you get a rent reduction before connys first official complaint letter goes out, they take a bigger cut (2/3 of the savings for 6 months) because they argue the tenant saving happened partly due to the threat of their involvement or because of a tighter rent cap law from april 2020. its a bit sneaky but it means they want to cover the risk that you might have gotten the reduction on your own after hiring them but before they actually do the heavy lifting

honestly i'd just make sure you send all your own communication attempts to them in writing before signing anything, so they cant claim they did the work. most people never trigger that clause because connys first complaint goes out pretty fast, like within a week or two after you sign. still, read the fine print carefully

So basically, if you manage to get a rent reduction before CONNY even sends their first official letter, they want a bigger share because they figure their name alone might have scared the landlord into acting. It's a bit of a gotcha clause, but in practice it hardly ever applies since they move pretty fast with that first letter. Just make sure you don't start negotiating with your landlord yourself after signing the contract or you might accidentally trigger it.

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
