also ask the station for the 境外人员临时住宿登记表 printout with the red stamp, since a plain copy won't pass at the exit-entry desk.
worth adding that the landlord has to bring the 房产证 too when you both go to the station, they often show up without it and the登记 gets refused. snap photos of every slip they hand you, the originals tend to vanish

honestly the permit type depends on your visa, so check that first. most people on a tourist visa cant just switch to a residence permit inside China, youd likely need to exit and reapply or get the right visa before coming. fwiw the paperwork trap i hear about is name mismatches, your rental contract name has to match your passport exactly or teh application gets bounced

S1 needs the 人社局的 work permit first
name mismatches also hit middle names and hyphens. if your passport says "Anna-Maria" the contract needs the hyphen too, not a space. carry the passport to the notary when you sign, agencies here often typo it.
