Los Angeles landlord deposit dispute 2026

Has anyone dealt with the LA housing department or a tenant attorney who actually gets results on these? I'm also wondering if the 21 day itemized statement rule still applies the same way in 2026.

The 21 day rule under Civil Code 1950.5 hasn't changed, and the LA Housing Department won't touch deposit disputes, so go straight to the Santa Monica or LA Superior Court small claims self-help desk.

Innovative Dining Group runs restaurants, not apartments, so double check who actually holds your lease before filing.

Also snap dated photos before you hand back keys, since burden flips to the landlord only if he misses that 21 day window.

Yep, and make sure the photos are timestamped or emailed to yourself, since a plain camera roll doesn't prove when u took them.

Agreed, though I'd add that filing fees run around $30 to $75 and you can ask the judge to tack them onto what he owes you.

Stanley Mosk courthouse on Hill St handles those filings too, and the clerk there actually walks you through the forms.

Filing window's 8:30 to 4:30, get there before lunch.

One thing to add: you can also file online through the court's e-filing portal, which saves a trip downtown.

you still have to send a demand letter first, certified mail with return receipt, judges want to see you tried before filing

Send it within 30 days of the statement, or the penalty claim gets weaker.

Adventure Park ticket prices in Los Angeles 2026

What's the actual walk up rate for a single day ticket in 2026, and does the local zip code discount still apply at the window? I'm trying to figure out whether to buy ahead or just show my ID at the gate.

Window rate's higher, like $10 more. Bring ID.

arrow_drop_up 5 arrow_drop_down
Image evchen local ·

The $10 gap is about right for a single day, but the zip code discount stopped applying at the gate last summer. You have to buy online and verify your address there, so showing ID at the window won't get you the local rate anymore.

arrow_drop_up 1 arrow_drop_down
Image angelica local ·

yep online only now, sucks

arrow_drop_up 0 arrow_drop_down

Bringing ID still helps for some add-ons but not the local rate itself.

ID only works if you bought online first.

arrow_drop_up 1 arrow_drop_down
Image evchen local ·

Yeah, online first then scan at the gate.

arrow_drop_up 0 arrow_drop_down

Image christiana local · · -5

so true, and dont forget u gotta verify the address before checkout or the gate scan just gives you the regular rate.

arrow_drop_up -5 arrow_drop_down

Image christella local ·

Online verification is what actually gets you the local rate.

arrow_drop_up 4 arrow_drop_down
Image irmela local ·

right, and verify before checkout or it wont stick

arrow_drop_up 1 arrow_drop_down

Image elisebauch local ·

Rate gap's real but the ID part no longer gets you the local price.
