Me and my family are seeking to slightly downsize (less bedrooms) and upgrade (newer building) our current property in Dubai, which is in JLT, and Jaddaf Waterfront area caught our attention. The location itself seems perfect, close to metro, view of water, pretty peaceful, nice low-rise architecture. But what are the prospects of the neighborhood becoming livelier in the future? We plan to live there sometimes and rent it out the rest of the time.

Currently choosing between options in Jaddaf Waterfront, JVC and Sports City; Jaddaf is pricier, but the promenade is very tempting and I personally argue in favor of spending some more on the apartment but staying "inside" the city. The latter two are more budget-friendly, but I'm worried about liquidity, since there are entirely too many options on the market. Then there's also the option of looking for options in JLT itself.

If anyone's familiar with the Jaddaf Waterfront area, can you share your insights? Any red flags, especially compared to JVC and Sports City?

honestly i think you're overthinking the "liveliness" thing. jaddaf waterfront is never going to be jlt, it's designed as a quiet residential enclave with a nice promenade. the retail will trickle in slowly because the pedestrian traffic just isn't there yet. if you're okay with that trade-off for the water views and newer build quality, it's fine. but if you're relying on rental income, jlt is still the safer bet by a lot.

one thing nobody mentioned: the al jaddaf metro station area gets surprisingly busy during rush hour with all the students from the university and the workers from the nearby offices. so if you're near the station side of the promenade, you'll get some foot traffic noise but also better rental demand from people who want metro access. the further you go down the promenade toward the yacht club side, the quieter it gets but also less convenient for daily errands.

for your use case of living there part time and renting the rest, i'd actually look at the newer buildings in jlt cluster d or e. the older clusters have the layout issues and building fatigue, but the newer ones like the ones near the park have decent layouts and better amenities. you'll pay a premium over jaddaf for similar sq footage but the liquidity is unmatched. jvc and sports city are a different league entirely, mostly families who want garden access and don't care about being central.

one thing nobody's really touched on is the ferry situation. jaddaf waterfront has the dubai ferry stop that goes to dubai creek and al seef, which is genuinely nice for a weekend thing but not practical for daily use since the schedule is limited. if you're into that kind of slow transport it's a plus, otherwise it's just a pretty dock.

for rental income specifically, jaddaf has this weird issue where the short-term rental crowd (airbnb etc) actually does pretty well because of the proximity to d3 and business bay, but long-term tenants are harder to lock in. so if you're thinking of mixing living there with occasional renting, the short-term play might work better than a standard yearly lease. just check the building's hoa rules on that.

personally i'd skip sports city entirely for your use case. the liquidity issue is real, i know people who've had units sit for 6+ months. jvc at least has some newer buildings near the circle mall that rent okay but you're competing with thousands of identical units. jlt still wins for flexibility even if the buildings are older

jaddaf waterfront is nice but it's still pretty quiet compared to jlt. the promenade is great for walks but there's barely any cafes or shops open yet, so u'll be walking to al jaddaf metro station and then going to dubai festival city for groceries or coffee. the area has plans for more retail but it's been slow, so if u want liveliness in the next 2-3 years, it's not there yet.

for liquidity, jlt is way safer than jaddaf or sports city. jvc and sports city have too many units flooding the market, rents are dropping and resale can take months. jaddaf is pricier but it's a smaller niche, so fewer buyers. jlt has a solid rental pool and u can always find a tenant within weeks if priced right.

if u can find a newer building in jlt with a decent layout, i'd stick there. jaddaf is a gamble on future development that may or may not happen quickly. sports city is fine if u love the area but don't expect quick returns.

🏛️ Day 1: Old Dubai

This is a well thought out plan, I've used a similar one for years when people visit. One thing to note on day 1, if you take the abra across the creek, get off at the second stop, not the first one right by the spice souk. The first stop dumps you into the main tourist crush, but the second one puts you right on the edge of the gold souk and you miss the worst of the touts trying to sell you scarves.

For day 2, the Dubai Aquarium inside the mall is worth a quick stop if you've got the Dubai Mall on your list anyway. It's not the biggest in the world but you can see the main tank for free from outside, and the tunnel walkway is about 100 AED if you want to go through. It takes maybe 20 minutes and gives you a break from the mall chaos.

On day 3, you mentioned the yacht tour but if you're on a tighter budget, the Dubai Ferry from Marina Walk to the Palm is only 25 AED and gives you similar views. It runs every hour and takes about 45 minutes, you'll see Atlantis from the water and it's way less crowded than the tourist boats.

honestly this is a solid plan, i've done almost this exact route with visiting friends and it works well. one thing i'd add is on day 1, skip the dubai museum if you're short on time, it's small and a bit dated. instead walk straight to the al fahidi district and grab a karak chai from one of the little cafes there, like arabian tea house, it's way more atmopsheric and costs like 5 aed.

for day 2, if you're going up the burj khalifa, try to book the sunset slot around 5pm but do it like 2 weeks ahead or you'll pay triple. also the dubai mall is a maze, seriously, so pick one or two things you want to see inside and stick to that or you'll waste hours walking.

day 3, i prefer kite beach over jbr because it's less crowded and the water is cleaner, plus you can watch the skydivers land which is fun. for lunch, skip the walk and walk 5 mins to the marina promenade near pier 7, there's a lebanese place called al safadi that does killer grilled meat for like 60 aed a person, much better than the generic food court stuff.

solid plan, i've done this with family a few times and it holds up. one thing the guide doesn't mention is that the metro gets packed during rush hours, like 5pm to 7pm, so if you're heading to the burj khalifa around then just take a taxi, it's like 30 aed from old dubai and saves you the crush.

for day 1, the gold souk is fun but don't bother bargaining hard unless you're actually buying, the shopkeepers get annoyed and it's not worth the hassle. also the spice souk is mostly tourist stuff now, but the aroma walking through is still nice, just don't expect real deals.

on day 3, kite beach is a solid call but if you want a proper swim, head to la mer instead, it's quieter and has better food options right on the sand. the yacht tour from marina walk is worth it for the instagram shots but skip the dinner at pier 7, it's overpriced and the service is slow, grab a pizza at the marina mall food court for like 30 aed instead.
