Tokyo rent in 2026: what are you actually paying?

For anyone who's signed a lease recently, what are you paying and did the landlord budge on the advertised number? Also curious which wards still have decent 2LDKs under 150,000, because Setagaya seems to have quietly crept up.

Adachi, 2LDK, 118k, no reikin.

good luck finding a lift in that building tho

arrow_drop_up 1 arrow_drop_down

That's a solid deal for a 2LDK. Are you near a station on the Tsukuba Express? I've noticed the northern stretch toward Rokucho stays cheaper than the city center side.

Itabashi near Tokiwadai here, 2LDK at 132k with two months' reikin. Landlords there still hold firm on the advertised number since the Tobu Tojo line got more popular. Try further north around Kami-Itabashi if you want wiggle room.

Oyama side holds firm too, tried last month.

arrow_drop_up 4 arrow_drop_down

Makes sense, that whole strip along the Tobu Skytree line is getting pricey. Did they at least flex on shikikin or was it take it or leave it?

Kami-Itabashi worked for me, 2DK at 108k last spring.

signed a 1DK in Koenji last October at 89k, advertised was 95k. landlord knocked off two months' shikikin instead of dropping rent, which is pretty common now. for 2LDKs under 150k honestly look at Katsushika or Edogawa along the Keisei line, or further out on the Chuo past Mitaka. Nerima near Shakujii-koen still has decent ones too.

Second this, but Kanamachi side gets you more for the money.

arrow_drop_up 4 arrow_drop_down

yeah the shikikin trick is everywhere now, rent number barely moves. fwiw the Arakawa line wards like Ota are still sneaking in under 150 for a 2LDK if you don't mind teh walk to the station.

Best wine bars in Tokyo 2026 for a solo visitor?

Is The Cellar worth it, or should I be looking somewhere else? Also curious what a glass plus a snack usually costs there.

Skip The Cellar, it's fine but priced for the expat crowd. Try Wineshop Flow in Shibuya or Bistro Vino off Gaien Nishi-dori, where a glass runs 900 to 1,400 yen and a small plate maybe 800. Budget around 3,000 yen for a relaxed round.

Second this, but go Tue or Wed, weekends are packed.

arrow_drop_up 2 arrow_drop_down

yeah midweek is the move, try Kagurazaka on a tuesday

Wednesdays also work, Thursdays get rowdy after 9

arrow_drop_up 2 arrow_drop_down

the counter at Vinosity in Kojimachi is the solo move, pours from 1,000 yen and the cheese plate is worth it

arrow_drop_up 5 arrow_drop_down
Image imke local ·

Ask for the counter seat by name, they hold two back.

arrow_drop_up 3 arrow_drop_down

Nakameguro, Tuesday nights at Wine Bar Kenzo.

arrow_drop_up 4 arrow_drop_down

fair point on teh pricing. fwiw I'd add Ebisu Yokocho area, there's a tiny standing bar two doors from the station's east exit where pours start at 700 yen and the master does solo regulars well. cash only though.

arrow_drop_up 5 arrow_drop_down

Image nicola local ·

True on the pricing, though I'd send a solo drinker to the standing counter at Budouya in Nishi-Ogikubo instead, pours from 800 and no cover charge.
