Tokyo landlord deposit dispute 2026

80k for wall cleaning is steep, standard wear and tear is usually on the landlord, so push back with your move-in photos and ask the ward desk to mediate.

arrow_drop_up 5 arrow_drop_down

The ward desk is free and takes walk-ins, but bring your 契約書 too since the cleaning clause wording decides whether 80k holds up.

arrow_drop_up 3 arrow_drop_down

Photos dated before move-in win at 消費者センター too.

Image olivia local ·

Worth noting the 原状回復ガイドライン from MLIT treats faded walls as normal wear, so cite that at the consultation desk.

arrow_drop_up 5 arrow_drop_down

That guideline only bites if the lease clause doesn't spell out a fixed cleaning fee. Landlords here often write a flat 退去時クリーニング料 into the contract, and if yours has that number in it, the guideline won't save you. Check the clause before you lean on it.

arrow_drop_up 1 arrow_drop_down

Agreed, and ask the ward desk about 少額訴訟 too if mediation stalls, since that filing fee runs about 1,000 yen.

arrow_drop_up 2 arrow_drop_down

Image elise local ·

ask for it in writing first, then 相談室

arrow_drop_up 1 arrow_drop_down

Image elise local ·

ward desk sat mornings only, go early

arrow_drop_up 1 arrow_drop_down

Image elise local ·

yeah push back, but bring the 退去時クリーニング clause since a fixed fee in the contract can override the wear and tear argument anyway

arrow_drop_up 5 arrow_drop_down

Image elselotte local ·

mediation only works if u file the 相談 before paying. once u hand over the money it's basically gone, so hold the deposit and let the desk set a date. landlords fold fast when there's a scheduled hearing

is 1500 yen normal for a meal at Old Market Hall in Tokyo 2026

1500 yen is normal for a bowl there, though most stalls are cash only so hit a 7-Bank ATM first.

arrow_drop_up 4 arrow_drop_down
Image noa local ·

Agreed on the price, that's just what a decent bowl runs now. The 7-Eleven ATMs by the station entrance do international cards fine, but the machines inside the market itself are hit or miss so pull cash before you walk in.

Image ilona local ·

yeah cash is king there, but a few of teh bigger stalls near the entrance have started taking Suica which is handy

arrow_drop_up 6 arrow_drop_down
Image mirjam local · · -2

Suica works but the stall has to have the reader out front, half of them only pull it out when the queue gets long. Watch for the little pink terminal before u order.

cash discount at some stalls if u ask

arrow_drop_up 1 arrow_drop_down
Image doreen local ·

tbh I've never gotten a discount there just for asking, but a couple vendors will knock off a bit if you're buying more than one thing. Worth trying, worst case they just say no.

arrow_drop_up 0 arrow_drop_down

7-bank ones close early, pull cash the night before

arrow_drop_up 2 arrow_drop_down

Image carola local ·

Mostly true, though the fruit stalls take plastic now.

Portions at Old Market Hall run small so factor in a second snack, and weekday mornings beat the lunch crush.

arrow_drop_up 1 arrow_drop_down
Image corinna local ·

Small plates are the norm there, so I usually grab a taiyaki after. Weekday mornings are quieter but a few stalls open late.
