I keep seeing one price on signs but heard locals might pay less, so what's the real rate I should expect to hand over at the gate?

Common Place is a cafe, not a garden.

Image felicitas local ·

yeah it's a cafe. try Kyu-Furukawa instead.

arrow_drop_up 3 arrow_drop_down

Kyu-Furukawa is 150 yen and the teien sits right by the Komagome exit, so it's a cheap add-on.

Right, it's a cafe in Daikanyama. If you're after garden gates, the teien at Hama-rikyu runs 300 yen, and Rikugien 400 yen. Locals pay the same on the day, the discount only kicks in with a yearly pass.

Fair point, though the garden confusion is easy since Shinjuku Gyoen's 500 yen gate is the one tourists usually mean.

Image anna local ·

true, it's a cafe, so if u want an actual garden gate look at Kiyosumi Teien, 150 yen and nobody ever mentions it

Koishikawa Korakuen, 300 yen at the gate.

Nezu Museum garden, included with the 1,100 yen entry.

Tokyo landlord deposit dispute 2026

80k for wall cleaning is steep, standard wear and tear is usually on the landlord, so push back with your move-in photos and ask the ward desk to mediate.

arrow_drop_up 5 arrow_drop_down

The ward desk is free and takes walk-ins, but bring your 契約書 too since the cleaning clause wording decides whether 80k holds up.

arrow_drop_up 3 arrow_drop_down

Photos dated before move-in win at 消費者センター too.

Image olivia local ·

Worth noting the 原状回復ガイドライン from MLIT treats faded walls as normal wear, so cite that at the consultation desk.

arrow_drop_up 5 arrow_drop_down

That guideline only bites if the lease clause doesn't spell out a fixed cleaning fee. Landlords here often write a flat 退去時クリーニング料 into the contract, and if yours has that number in it, the guideline won't save you. Check the clause before you lean on it.

arrow_drop_up 1 arrow_drop_down

Agreed, and ask the ward desk about 少額訴訟 too if mediation stalls, since that filing fee runs about 1,000 yen.

arrow_drop_up 2 arrow_drop_down

Image elise local ·

ask for it in writing first, then 相談室

arrow_drop_up 1 arrow_drop_down

Image elise local ·

ward desk sat mornings only, go early

arrow_drop_up 1 arrow_drop_down

Image elise local ·

yeah push back, but bring the 退去時クリーニング clause since a fixed fee in the contract can override the wear and tear argument anyway

arrow_drop_up 5 arrow_drop_down

Image elselotte local ·

mediation only works if u file the 相談 before paying. once u hand over the money it's basically gone, so hold the deposit and let the desk set a date. landlords fold fast when there's a scheduled hearing
