I'm looking to rent a jikobukken for at least a couple years in Tokyo. From what I have gathered, it seems that there are specialists in this domain. Is there a list of these specialists?

As a bonus question, is there such thing jikobukken manshon?

I could not find any info on either of these. Thank you for any help.

You can find jikobukken agents by searching "jiko bukken chintai" on Yahoo Chintai or At Home, they have a dedicated filter for it. A few smaller agencies like Fudosan no Hoshi in Takadanobaba advertise themselves as specialists, worth a call.

Jikobukken manshon is real and sometimes the discount applies to the whole building even if the incident was contained to one unit. I saw a listing for a 2LDK in a mansion near Yoyogi-Uehara that was 40% below comps because of a kodoku jisatsu on the same floor.

yeah there's no official list but a few agencies in tokyo deal heavily with them. try leo palace's "akujo" section online or look up "jiko bukken" on home's or suumo's filters - they let you toggle for "事故物件" in the search options. for a physical shop, tokyo tosho kikaku in shinjuku is known for handling these, they're near the east exit

and yes jikobukken manshon is definitely a thing, it's just a mansion (condo) that had an incident. they tend to be cheaper than apartments in the same area because the whole building gets the stigma, not just the unit. i rented one in a 10-story mansion in nakano a few years back, the rent was like 30% below market rate

There is no official list, but the Tokyo Real Estate Association used to publish a voluntary disclosure guideline that some agencies follow. You can find agents by searching for "jiko bukken sennmon" on Google Maps, a few shops in Koenji and Shimokitazawa specialize in them.

For the bonus question, yes, jikobukken manshon exists and sometimes the discount is even steeper than a standalone apartment because of the building's reputation. I've seen units in a 20-year-old mansion near Meguro Station go for half the price of neighboring units because of a single incident on the 3rd floor.

if u have a costco membership the kirkland thick cut is the move, 4 packs of 500g for around 2500 yen and it crisps up proper in a cold pan. for smaller runs, precce in azabudai hills & the basement at isetan shinjuku both carry imported US & danish brands in the chilled case, just read the label for "thick cut" or "smoked" and not "loin". also worth knowing japanese bacon is often wet-cured so pat it dry before frying or it steams instead of crisping

kaldi coffee farm is hit or miss but their smoked bacon from denmark shows up pretty regular, the 200g pack runs about 600 yen. what actually works better for me is asking the butcher counter at peacock or life to slice the block bacon thick, like 5mm, they do it for free and it crisps way better than the pre-packed stuff. also fwiw cheap bacon crisps faster, the fatty supermarket kind at 300 yen a pack works fine if u cook it from cold in a dry pan and pour off the fat as it renders.

tbh the gyomu super store brand bacon is surprisingly decent for crisping up, its not thick cut but if you cook it low and slow it gets pretty crunchy. the key is the dry cure vs wet cure thing, wet cure steams. also check hanamasa if you have one nearby, they sell big packs of american style bacon thats actually smoked and firm.
