Finally heard back. All of the sudden they want a 6 month deposit (+ first month rent) to secure the lease.

I know the owners are legit (meaning not total scammers), but this feels a bit absurd. Especially because in the initial meeting they mentioned only a 1 month deposit (+ first month rent).

Is this kind of request common?

yeah that's a huge red flag tbh. 6 months deposit is not standard at all for commercial leases here, usually it's 3 months max and even that feels steep. sounds like they're either having cash flow issues or trying to make up for the delay by squeezing you. i'd push back hard and ask for the original 1 month deposit terms in writing, if they won't budge maybe walk. there's plenty of storefronts around kreuzberg and neukölln right now that aren't demanding that.

6 months is unusual even by Berlin standards. Most commercial leases I've seen around here ask for 3 months Kaution, and the ones asking for 6 are usually landlords who've been burned before or are trying to filter out less serious tenants. It's worth asking them directly why the jump from 1 to 6 months. If they can't give you a straight answer, that's a bigger problem than the deposit itself.

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
