Hi!

I wanted to ask if anyone has had contact with this real estate agency, they made me a good offer for a flat in Berlin.

The strange thing is that when I went to see the house being a contactless visit I had to retrieve the keys from a box, the keys were not there and I couldn't visit, they said that a person who had the appointment before us had lost the key...

From the website it looks like an agency and doesn't look like a Scam to me however I am suspicious....

There is also no VAT on the website... there are just some reviews on ProvenExpert..

Wohnungsbewerbung - Hausverwaltung Delmar GbR (hausverwaltung-delmar.de)

Thanksss

also check what bank account they want the deposit sent to. if it's a personal account in a different name than the agency that's another red flag. legit hausverwaltungen in berlin use business accounts tied to their registered name, not some random sparkasse account in someone's private name

another thing: look up the exact address of the flat on google maps street view. if the building looks different from the photos on their site or the street doesn't match the vibe they're selling, that's a common trick. they pull images from other listings or even other cities

honestly the whole thing sounds like the typical "provisionsfrei" bait and switch. there's a ton of these scams targeting people who are desperate for a flat in berlin right now. better to stick with the bigger platforms like immowelt or immoscout where you can filter for "besichtigung möglich" and actually walk through the place with a real person

I checked that domain when a friend had a similar experience. The Impressum shows a postal address in Hamburg but the phone number has a Berlin area code which is already inconsistent. Legit agencies don't mix that up.

The missing VAT is actually a bigger deal than people think. If they're below the VAT threshold they'd still mention "Kleinunternehmer" or something. Just leaving it blank is sloppy at best.

If you really want to verify, call the number on the website and ask for their WISO membership or IVD certification. Real agencies have one or both. If they get defensive or can't answer, you have your answer.

I'd move on if I were you. There are enough real agencies in Berlin that don't pull this key box nonsense.

What is the correct spelling for a street name that appears differently on multiple signs in Charlottenburg?

I noticed that the street name is spelled differently on three separate signs in the Charlottenburg area. Can anyone confirm the correct official spelling and whether this is a known issue? Worth noting that Berlin street names have official umlaut and ß rules that trip people up, so a sign showing "Strasse" versus "Straße" is not actually a spelling error, just an older transcription. Same with "ue" versus "ü" (e.g. "Kantstrasse" vs "Kantstraße"), both are considered valid renderings and you'll see the ß version on the blue Schilder and the ss version on older plaques or in databases that predate Unicode. If the difference you're seeing is between those two forms, there's nothing to fix and both are technically correct.

if the signs u mean are the old enamel ones on the house facades those are often protected as Baudenkmal so nobody's allowed to correct them even if the spelling is outdated. the binding version is whatever is in the Berliner Strassenverzeichnis plus the entry in the Liegenschaftskataster, so if u tell me the street i can point u to the right Bezirksamt Mitte or Charlottenburg-Wilmersdorf page. tbh the merged district thing is real but the facade signs are a separate story, theyre basically museum pieces at this point

honestly thats super common in Charlottenburg, the district offices were merged from older Bezirke and nobody ever fixed all the Schilder. if its a real street you can check the official strassenverzeichnis on berlin.de, that list is what the Burgeramt actually goes by. which street is it? some of the Kaiserdamm / Kantstrasse signs are notorious for this.
